This 300 year old farmhouse overlooks the beautiful Niccone valley with an uninterrupted view of the Appennines some 50 miles away.
The house enjoys 5 double bedrooms (4 double beds and 1 twin) plus sofa beds. 2 bedrooms have en-suite bathrooms and there are 2 further bathrooms, one with shower and one with bath and shower.
The Kitchen is equiped with oven, hob, fridge/freezer, and dishwasher. Always a useful addition is the Utility Room containing; washing machine, iron, ironing board and second fridge/freezer (large).
The dining room is appropriately large as is the sitting room with sofas and 2 sofa beds, a large table for jigsaw puzzles (provided), games (risk, monopoly etc provided), and TV/ video + a few videos.
There is a seperate library of some 200 books. Here you can relax and read on one of the 2 sofas!

The garden backs onto a cooling pine forest with the swimming pool and the recently built tennis court on terraces below. There are also bicycles and table tennis provided. There is a large patio and a spacious garden with both shady and open parts with a BBQ. The private swimming pool (10x5m), set below the house in its own area, has a wooden pergola to provide shade and deckchairs. The tennis court enjoys magnificent views and is located on the terrace below the pool. There is plenty of space for parking.
The village of Spedalicchio is at the bottom of the hill and has a small shop to provide essentials and a bar, while nearby Umbertide (8kms) provides a large supermarket, internet cafe, octagonal church and a travelling fruit, veg and clothing market that visits on Wednesday mornings. There are excellent restaurants within 2/3km and, quite simply, some of the best eating in the world within easy reach.
The much underrated city of Perugia, with escalators up through the city walls, is half an hour away with Sansepulcro, Assisi, Gubbio, Cortona and Siena in easy reach by car. It is simple to take the cheap express train to Rome or Florence from nearby Terontola-Cortona station. A half hour drive takes you to the beach at Lake Trasimeno and here you can hire pedalos or take one of the ferrys to visit one or all of the islands.
